The Edge in fees

At Edge we aim to offer cutting edge marketing, clear graphic design, targetted
advertising, highly trained and qualified staff to sell your property.Our marketing packages can include professional photography, allhomes placement, Canberra Times, domain.com.au, Real Estate.com.au, photo signboards, in house flyers, letterbox droppers, text writing and access to our existing qualified buyers.

The main costs in selling your property are;

advertising / marketing
which can be paid optionally upfront or on sale to us

arow Plus our negotiable commission %
payable on sale to us

arrowPlus build, pest EER inspections (Approx $700- $800)
which is normaly paid when report is released to you but is refunded to you when the property is sold


arowPlus conveyancing (Approx $600 - $1100)
of which 50% is normally paid up front directly to the conveyancing solicitor

We not only professionally complete the advertising /marketing design with you and then support you through the sales process, but we also can complete the task based activities as listed below to get the best sales result possible.

What we can do for our fees

  2. develop a strategic marketing package
  3. prepare the necessary paperwork
  4. liaise with the seller's legal representative
  5. liaise with the building inspector
  6. prepare marketing materials
  7. contact existing potentially interested existing buyers from our client database
  8. upload advertising materials for publication and web
  9. organise photographer
  10. advise the vendor on correct presentation of property
  11. arrange and conduct potential purchase inspections of property
  12. examine all documentation to ensure compliance with agents Act
  13. examine advertising to ensure compliance with legislation
  14. compile vendor briefs regarding the outcomes of inspections
  15. negotiate best possible price for your home
  16. ensure correct sales advice is sent to purchasers and vendors solicitors
  17. arrange for exchange of contracts if required
  18. implement key security system to ensure security of the property
  19. screen all buyer enquiries
  20. hold all deposits in trust account
  21. correctly account to vendor on completion of sale

We are also excited to be able to do something about the historical mis-alignment of incentives for real estate sales people.

At Edge we can do this by further aligning our salespersons interests with your own .This can be done by reducing our commission for sale prices that occur below our appraisal range and (with your agreement) including performance bonuses for sales that are above our appraisal range.

Our commission fee is negotiable and we are happy to discuss this fee in more detail at time of appraisal.
